Why does a matt wall develop shiny patches after cleaning or rubbing?

This is called burnishing. Repeated rubbing, scrubbing or contact can polish a matt or low-sheen paint film and create unwanted shiny areas. Avoid aggressive cleaning and abrasive cloths. If the appearance is unacceptable, clean the wall, prepare it correctly and recoat the affected area with the appropriate finish.
